The Art of Home Staging: Tips for Selling Your Property Faster

When it comes to selling your property, it’s not necessarily about selling it fast, but about selling it for a good price too.

At this point, you need to put yourself in the potential buyers’ shoes. What would you like to see when viewing homes to buy? Exactly! That’s what you need to go for.

If you don’t feel experienced enough, here are a few useful ideas to help out in the process and boost the value of your home before a quick sale.

Run a quick DIY renovation

You don’t need to hire a professional to redo walls from scratch or replace the roof. Instead, a quick DIY project over a week should get the job done.

Basically, what you need to do is repaint the walls, fix all holes from paintings and various hardware, clean the moss and other things off the external walls, maybe run a roof and gutter cleaning process too.

The idea is fairly simple. While some people look for houses that need improvement in order to add value themselves, most others prefer a house that doesn’t need any work on it.

Replace the doors

Clean and fresh walls won’t look very good if your internal doors are old, scruffy and peeling around the edges.

While you can always refinish doors and repaint them after, the truth is new doors scream quality. People can tell whether doors are new or refinished.

Besides, quality doors will ensure they won’t need a replacement for years, maybe even decades. Just like the quick DIY renovation, door replacement is about moving in without having to do any work.

Do the garden

Whether or not people like spending time outdoors, potential buyers will always be impressed by a good-looking garden. They can almost picture themselves spending sunny afternoons there. Plus, a well-maintained garden also tells them that you’ve been looking after the property.

If you’ve never been bothered about the garden, now is the perfect time to spend a few days improving your garden.

Get rid of all the weeds, cut the grass, do the borders, and spend some money on new plants, perhaps a few shrubs as well, not to mention a small tree. Get some stepping stones here and there and maybe even a bench somewhere, under a tree.

Don’t go kitschy on it, though! Buying cheap decorative items and planting them everywhere won’t do the trick. If it looks cheap, potential buyers will know it’s just a slick move.

Fix and repaint the fence

The garden goes hand in hand with the fence. It’s like the walls and doors. If the garden looks good, a poorly maintained fence will make it feel terrible.

Fix small issues here and there. If you have panels and some of them are cracked, replace them. Repaint everything, whether you have a wooden fence or a metallic one.

You won’t even spend too much on this project. You only need some cleaning products, a brush and a few tins of paint. The whole process should take a few days only.

Replace the carpets

This is the type of investment that will cost you a bit. It depends on how big your home is and what type of flooring you have. If you have carpets in some rooms and they look worn out, replace them. It’s not a very expensive job, and you can also do it yourself if you have a bit of experience.

Wooden floors? No problems. Get some sandpaper, get rid of all the dirt and imperfections, and stain them. You want them to look new.

Tiles? Clean the grout and use an industrial cleaner to make everything look new. If you have broken tiles, replace the affected area only.

Kitchen and bathroom hardware

You don’t have to spend thousands to replace everything in your kitchen and bathroom. But then, new hardware will make a statement.

Good-looking faucets won’t cost a fortune. Replace the shower head too.

As for the kitchen, refinish old and worn wooden cabinets. Again, it won’t cost you a fortune, but it’s definitely a time-consuming job. Whether you stain or paint cabinets, it’s totally up to you.

You get the point, your kitchen and bathroom must look new.

Get rid of unnecessary stuff

It’s one thing to see a house with furniture and decorations and another thing to see empty rooms. While furniture can hide small imperfections, most people will appreciate empty rooms that look new.

If you’ve already moved to a new place or you plan to, stick to the basics and get rid of everything else, maybe even put everything in a storage unit.

Bottom line, all these ideas can make an old home look new and refreshed. They don’t cost much, but they’ll take a bit of time, so it’s highly recommended to start these jobs early.
